Pricing by stay length

The right level of management for your rental

Short, mid, and long-term rentals each need a different operating rhythm. The pricing reflects the work behind each one.

Mid-Term Stays
15% of gross monthly rent

Full service for 30+ day stays serving traveling professionals, relocations, and insurance placements.

  • Listing on mid-term platforms and monthly pricing strategy
  • Guest communication from inquiry through departure
  • Turnover and restock through Precision Turnover Services, plus maintenance dispatch

Example: $2,500/mo rent at 15% is $375/mo. Same $750 Launch + Pricing setup applies.

Ask about mid-term management
Long-Term Rentals
10% of monthly rent, plus 50% of the first month's rent as a one-time leasing fee

Full management for 6 to 12 month leases, with local oversight for the full tenant relationship.

  • Marketing, showings, tenant screening, placement, and lease signing
  • Rent collection, tenant communication, and lease renewals
  • Maintenance dispatch and annual inspections

Example: $2,000/mo rent at 10% is $200/mo, plus the one-time leasing fee.

Ask about long-term management

Clear terms: owners cover cleaning as a pass-through, plus mortgage, taxes, and insurance, and approve pricing floors. One-page agreement, 30-day exit for either side.

$3,200

Typical DFW 3-bedroom grosses around $3,200 a month. Your mileage varies by neighborhood, season, and how well the calendar is priced.

At the $3,200 benchmark, choosing 20% over a 30% manager keeps an extra $3,840 a year in your account. The 20% includes scheduling and quality-checking turnovers through Precision Turnover Services. The actual cleaning charge is a separate pass-through expense paid by the owner.

IncludedWhat I handle, and what stays with youTap to expand

What I handle

The same operating system, adapted to short-term, mid-term, or long-term rentals.

  • Listing, photos, and rental setup. Positioning, description, amenities, house rules, clear arrival or move-in details, and a staging shot list for every room.
  • Pricing and rent guidance. Short-term rates checked against comps and the DFW calendar; market-based guidance for mid-term and long-term rents.
  • Guest or tenant communication. Responsive communication from inquiry through move-in, the stay, renewal, or checkout.
  • Reviews and resident care. Thoughtful review responses for short stays and consistent service for longer-term residents.
  • Turnovers via Precision Turnover Services. My cleaning company handles the schedule and standard. I coordinate and quality-check every turn; the cleaning cost remains an owner-paid pass-through.
  • Restock and maintenance dispatch. Essentials tracked and refilled between stays, and local vendors sent out when something breaks, without you fielding the call.

What stays with you

Clear lines from day one, in the one-page agreement.

  • Mortgage, property taxes, and proper rental insurance. STR coverage is required for short-term rentals, for your protection and mine.
  • Cleaning and turnover costs. I schedule and quality-check the work through Precision Turnover Services, but the actual cleaning charge is a pass-through owner expense.
  • Major repairs and capital expenses. I dispatch the vendor, you approve the big spend.
  • HOA rules and city permits. Your property, your jurisdiction homework, and I will flag what I see.
  • Final say on pricing floors. I recommend the range from comp data, you set the line I never cross.
How it worksFrom first call to a rental that runs smoothly4 steps + guardrails
1

Quick call

Fifteen minutes on your property, stay length, goals, and current numbers. If we are not a fit, I will tell you straight.

2

One-page agreement

Everything in plain writing before any work starts: the fee, who handles what, and the 30-day exit for either side.

3

Rental setup

Positioning, photos, house rules or lease-ready details, arrival or move-in guidance, and pricing from live comps.

4

Launch and ongoing oversight

I coordinate the first clean or move-in, then keep communication, pricing, maintenance, and turnovers moving.

Small on purpose: only two spots for 60 days

I am accepting two new properties for the first 60 days. That protects the standard on the five listings I already run and co-host, and the two that come next.

One-page written agreement

No 14-page management contract. The deal fits on a page, signed before any work begins.

Proper rental coverage required

Your coverage must match how the property is rented. Short-term rentals require proper STR insurance before I take them on.

30-day exit, either side

If it is not working, either of us can walk in 30 days. I would rather earn the renewal than lock you into one.

Capped at two, for 60 days

Every new property gets the full build and my personal attention. Two at a time is what doing it right looks like.

No. I manage short-term stays, furnished mid-term stays for corporate travelers, traveling professionals, relocations, and insurance needs, plus long-term rentals across DFW. My Airbnb portfolio shows the systems I have already built, and I adapt those systems to the stay length your property needs.

Because my overhead is a laptop, a pricing routine, and my own cleaning company, not an office and a sales team. I run and co-host five listings at this model, so I price management the same way. The fee includes turnover coordination through Precision Turnover Services. The actual cleaning cost is billed separately as a pass-through owner expense.

Precision Turnover Services, my own cleaning company. I schedule the work, keep the standard consistent, and quality-check the turnover. The owner remains responsible for the actual cleaning expense, which is passed through separately from the management fee.

Every week I review your calendar against comparable listings nearby and what is happening in DFW: Cowboys home games, State Fair, concerts, holidays. Your floor is yours to set. Inside that, I move rates so slow Tuesdays fill and big weekends earn what they should. On my own Lone Star Hideaway that means a working range of $225 to $495, not one flat rate all year.

You get a local operator who is physically here. Guest messaging, turnovers, restocks, and maintenance dispatch all happen on the ground in DFW. You keep final say on pricing floors and major repairs, and the 30-day exit means you are never stuck.

Proper rental insurance for the stay length, including STR coverage for short-term rentals, plus any HOA or city requirements for your address and a quick call. I handle the setup, pricing, and turnover coordination from there.

I already run and co-host five listings. Capping intake at two for the first 60 days lets me prove the system on your property the same way I run mine, instead of scaling fast and coaching from a dashboard. When those two are humming, I will open the next spots.

Yes. That is the Launch + Pricing plan: $750 setup, then $250 a month or $25 per booking for ongoing pricing guidance. It works for short, mid, or long-term rentals. You get the rental launched right and pricing or rent grounded in real comps, while you keep the day-to-day. If it later makes sense to hand over the keys, the setup already counts.
